 If you own and occupy your home as your principal place of residence, you are eligible for a Homeowners’ Exemption that reduces your property tax by about $70 annually. You will be sent an application about three to four months after your deed is recorded.

SENIOR CITIZEN'S REPLACEMENT DWELLING BENEFIT  

 Proposition 19 allows homeowners who are over 55 years of age, disabled, or victims of a wildfire or natural disaster, to transfer their lower assessed property value of their primary home to a newly purchased or newly constructed replacement principal residence up to three times (or once per disaster). The tax base may be transferred to a property located anywhere in the state. 

 Proposition 8, a constitutional amendment that allows a temporary reduction in assessed value when a property suffers a “decline-in-value.” A decline-in-value occurs when the current market value of your property is less than the current assessed value as of January 1.
